Dealsplit reads each commission statement, writes the journal entry from the office's side, and posts it to that client's QuickBooks. You check the figures and approve.

Built from the practice of
AgentCFOAgentCFO is a firm that keeps the books for real estate teams. The chart of accounts, where a concession goes, the line between an agent's split and an office expense: Dealsplit took each of them from that practice. It books a deal the way a firm that does this every month would.
The statement is the slow page of the close
Every brokerage prints a different form, and none of them prints the entry your client's books need.
Each brokerage has its own form
A Keller Williams disbursement authorization, an eXp notification and a Compass statement put the same money in different places. Someone has to know which line is a split, which is a fee and which is the brokerage's cut.
The deposit is the net
The office usually receives what is left after the agents are paid. The books need the whole deal back: the gross as income, each split as an expense, each fee in its own account. Someone redoes that arithmetic on every closing.
Every client keys it differently
Each client has its own accounts, classes and agents. Retyping statements into each file is where close week goes, and where a transposed digit waits until tax season.
One firm login, and each client's books stay their own
Each client is a separate workspace with its own QuickBooks connection, account mapping and agents. Your firm moves between them. Their data never mixes.
Every client from one login
Add a client with its name and brokerage, connect its QuickBooks, and map its accounts once. After that, switching clients is one click from the header.
A console for the practice
One page lists every client with its deal volume, its roster, and what is waiting on you, so the client who needs you is easy to find. It shows counts. It never adds dollars across clients, because they are separate businesses.
It reads the statement
Upload the PDF. Dealsplit pulls the gross commission, every split, fees, referrals and concessions, and applies the brokerage's own rules where they change the entry.
Booked from the office's side
The commission comes in to the office. Agent splits go out as an expense, the principal's share stays, and a concession comes out of the office. Debits equal credits, with a dimensional tag on every line.
Nothing posts until you approve
Each figure is marked with where it came from, and the checks run before you approve. An entry reaches a client's QuickBooks only after someone says so.
The right access for each person
Invite your staff to the clients they cover. Give a client's own people view-only access to their workspace, and to no other client's.
From sign-up to posted books
You map each client's chart of accounts once. After that, a month of statements is an upload and a review.

Questions firms ask
- What happens at 100 deals, or when I want client number 3?
- New uploads pause and the app says why. Everything already posted stays where it is. Tell us, and we move the firm to the Accountant plan; your clients, settings and deals carry over.
- Do my clients see each other?
- No. Each client is a separate workspace. The firm console shows counts per client and never adds dollars across them.
- Whose QuickBooks does it post to?
- The client's. Each client workspace connects its own QuickBooks Online company, and each deal posts there as a balanced journal entry.
- Which brokerages does it read?
- Any commission or closing statement. Keller Williams, eXp and Compass have their brokerage rules built in, such as Compass's net payout treatment of agent splits.
- Is this for brokerage back offices?
- No. Dealsplit keeps the books of the team or office: the business that receives the commission and pays its agents. The brokerage's own ledger is a different set of books.
- Can my client sign in?
- Yes. Invite anyone on their staff to their workspace only, with view or edit access. Your firm keeps the admin role.
